  • How much do you charge for property management?

    We offer three flexible tiers starting at 8% of monthly rent, with leasing fees adjusted per plan. Most owners choose our 10% Golden Bridge plan.

  • How do you screen tenants?

    Every applicant is screened through TransUnion, which checks credit, background, eviction history, and income verification. Our criteria include minimum 2.5× monthly rent income and 650+ credit score.

  • How do I get paid?

    Rent is collected online and deposited directly into your account, with monthly financial statements available in your Owner Portal.

  • How long does it take to lease my property?

    On average, properly priced and market-ready homes lease within 30–40 days.

  • What inspections do you perform?

    We complete move-in and move-out inspections with photos, plus annual or semi-annual inspections depending on your plan.

  • What happens if rent is late?

    Rent is due on the 1st and late after the 5th. If unpaid, notices are issued as required by Florida law, and we coordinate with an attorney if eviction becomes necessary.

  • What if I decide to sell my property?

    We are licensed Realtors and can help you list your property. If you already have a Realtor, we’ll work with them to ensure a smooth transition.

  • Do you guarantee tenant placements?

    Yes. If a tenant breaks their lease within the first 6 months, we’ll waive our leasing commission and re-rent the property at no additional cost.
